Why we wrote this
We get 3-5 calls a month from homeowners who have been burned by a barndominium "builder" who took a deposit and disappeared, or who delivered a steel shell and called it done, or who finished the inside without permits and inspections. Louisville does not have a great list of vetted barndo builders, so we built one.
The 7 barndominium builders we will work alongside
1. Kentucky Barndominium Builders (BBB A+, est 2018). Steel + conventional finish. $190-$250/sq ft turnkey. 2. Bluegrass Barn Homes (BBB A+, est 2016). Post-frame + conventional finish. $180-$240/sq ft. 3. River City Steel Buildings + Wilson Way (us). Steel shell, we do the residential finish. $200-$280/sq ft turnkey. 4. Shelby County Barns (local, est 2020). $170-$230/sq ft, smaller projects only. 5. Oldham Steel Homes (est 2017). $200-$260/sq ft. 6. Southern Indiana Barn Co (est 2019). $180-$240/sq ft. 7. Country Wide Barns (national, est 2010). They do the shell, we have done interior finish on 3 of their projects.
The 4 barndominium builders we will not refer
We do not name them in print, but the red flags are: (1) no Kentucky general contractor license, (2) asking for 50%+ upfront, (3) no physical address, (4) no insurance certificate provided. If a builder shows any of these, walk away.
What a Louisville barndo ACTUALLY costs in 2026
Turnkey (shell + foundation + utilities + full interior finish + appliances): $190-$280/sq ft. Shell only (steel up, no interior): $35-$60/sq ft. Shell + rough-in (framing, electrical, plumbing, HVAC stubbed, no finish): $90-$130/sq ft.
Site work is the variable nobody talks about
A flat lot with city water, sewer, and electric at the street: $5K-$15K site work. A sloped lot with a long driveway, well, septic, electric run 500+ feet, and tree clearing: $40K-$90K site work. We will not sign a contract without a site work estimate from a local excavator.
How we approach barndos
We do the residential interior finish (cabinets, flooring, drywall, electrical finish, plumbing finish, HVAC finish, paint, fixtures, appliances) on a shell that the steel builder erects. We pull all interior permits and pass all interior inspections. The shell builder pulls the structural permit. This division of responsibility is what most homeowners want.
How long does a barndo take
Shell only: 4-8 weeks. Shell + interior finish: 5-8 months. Total project: 6-9 months. We have done faster and slower depending on weather, site work, and selection lead times.
