Step 2: Research what your desired home would actually cost
Do not guess. Talk to a realtor. Calculate the total cost of moving: current home sale price minus mortgage payoff minus listing commission (5-6%) minus closing costs (2-3%) minus moving costs (~$3-5K) plus new home purchase price plus new closing costs (2-3%) plus any renovation on the new home. The total is often 30-50% more than people expect.
Step 3: Research what a remodel would cost
Get 2-3 contractor estimates on the work you want. Be specific about scope. Use a realistic contingency (10-20% of the estimate).
Step 4: Compare apples to apples
Total cost of moving vs. total cost of remodeling. Subtract any value you would gain from either path.
Step 5: Consider the intangibles
Money is not the only factor. (1) How attached are you to your neighborhood? (2) How disruptive is the renovation? (3) Are you ready to leave? (4) What is the emotional cost? (5) Do you have a clear vision for the renovation?

Your home has fundamental problems. Your lot is constrained. You want a different lifestyle, not just more space. The local market has inventory at your target price. You are ready to leave emotionally.
When remodeling usually wins
You love your neighborhood. Your home has good bones. The renovation cost is less than 30-50% of your home current value. You are staying 5+ years. The changes you want are specific and well-defined.
